Dnešná Partizánska ulica, na ktorej sa Kochovo sanatórium nachádza, bola pôvocne stará cesta vo vinohradníckom záhone Wolfern. Na začiatku 20. storočia bola táto oblasť ešte málo zastavaná. Tu si dal doktor Karol Koch, významný lekár, chirurg a ortopéd postaviť súpkromné sanatórium so záhradou.
Projekt spracovali významní archtekti Dušan Jurkovič, Jindřich Mergan a Otakar Klimeš.
Neoddeliteľnou súčasťou sanatória bola záhrada. Jej architektonický koncept pripisovaný architektovi Jindřichovi Merganovi. Vznikla v rokoch 1930 – 1932 na mieste pôvodného vinohradu. Výsadbu zelene spracoval a realizoval známy slovenský botanik a záhradník arboreta v Tesárskych Mlyňanoch Jozef Mišák. Ploche za budovou dominovala fontána upravená pre kaskádovité padanie vody.
V súčasnosti sú jednostlivé terasy záhrady spojené cestičkami a schodíkmi. Jej architektonické, dôkladne premyslené riešenie, v spojení s rehabilitačnými prvkami, bazén, slnečný kúpeľ a oddychové prvky a rekreačné zložky ako i jej estetické výtvarné riadenie v súlade s objektom sanatória ju radia na popredné záhrady medzivojnového obdobia Slovenska.
Odpočinková plocha vedľa schodiska bola vydláždená voľne kladeným kameňom.
Účasťou architektonického riešenia boli i dve sochy – socha matky s dieťaťom a socha milencov.

Pôvodne bolo v záhrade vysadených 120 druhov, z toho 30 ihličnatých a 26 listnatých stálo zelených cudzokrajných drevín.
Počas druhej svetovej vojny bola v objekte sanatória nemecká ženská klinika.
Po druhej svetovej vojne začala slúžiť ako pôrodnica a pripadla okresnému Ústavu národného zdravia v Bratislave do konca 20. storočia.
